When can I file an appeal?

Typically, appeals are limited to once every three years unless there’s a qualifying reason like a recent purchase or major change. Arcadia will determine your eligibility and whether it’s worth pursuing.

What happens if the Board of Revision decides in our favor?
If the appeal is successful, your property’s tax value is reduced, which means lower property taxes. You’ll also receive a refund or credit for any overpayment.
Will this affect how much I can sell my property for?
No. A lower tax value won’t affect the market value of your property—whether it’s a home, commercial building, or parcel of land. It only impacts how much you’re taxed, not what the property could sell for.
Does it cost anything to file?
There is no filing fee with the county. Arcadia only charges a fee if we’re successful in lowering your taxes, and it’s based on the savings we achieve for you.

Do I have to attend the Board of Revision hearing?
If you personally own the property, yes — Ohio law generally requires you to attend and answer a few questions under oath. If the property is owned by a company, a knowledgeable officer or attorney can attend instead. Arcadia will let you know what’s required and help you prepare either way.
Do I have to attend the hearing in person, or can I do it virtually?
Most counties in Ohio now allow you to attend your Board of Revision hearing virtually by phone or video. Arcadia will confirm the format with the county and let you know well in advance whether your hearing will be in person or remote. Either way, we’ll make sure you’re fully prepared.
What is the hearing like?
It’s a formal but brief meeting—usually around 10 to 20 minutes. You’ll be asked simple questions about the sale and condition of the property. Arcadia will attend with you, present the evidence, and guide the conversation so you’re not on your own.
